What actually drives the price

  • Subfloor condition — an uneven or damaged subfloor has to be levelled before anything goes down, and it can't be assessed until the old floor comes up

  • Layout and cuts — diagonal patterns, borders and lots of small rooms mean more cuts, more waste and more labour
