Vancouver & the Lower Mainland

Paving stone and patio costs in Vancouver

Installed paving stone work in the Lower Mainland runs $13 to $30 per square foot, with labour alone accounting for $5 to $15 of that. Premium porcelain or natural stone adds another $8 to $15. In a climate that rains as much as ours, the base underneath matters more than the stone on top — and it is where cheap installs fail.

What actually drives the price

  • Base preparation — proper depth of compacted gravel is what stops settling and heaving, and it's invisible once the job is done, which is exactly why it gets cut
  • Drainage — North Shore and sloped lots usually need integrated drainage, which raises the range
  • Site access — wheelbarrowing material through a narrow gate instead of driving it in adds hours to every load
  • Cuts and pattern — curves, borders and herringbone patterns mean more cutting and more waste than a simple running bond

Common questions

Why did my neighbour's patio sink?

Almost always an inadequate base. Stones settle when what's underneath wasn't excavated deep enough or compacted properly — and by the time it shows, fixing it means lifting the whole thing.

Pavers or poured concrete?

Pavers cost more upfront but can be lifted and reset if something settles or a utility needs access. Concrete is cheaper initially and cracks eventually — in our freeze-thaw cycles, usually sooner.

How long does a patio take?

Most residential patios run three to seven days. Excavation and base take longer than laying the stone, which is the opposite of what people expect.
